Satisfy Your Loan Conditions
Your lender's underwriter will review every detail of your file before issuing a Clear to Close (CTC). This means completing several important steps:
- Home Inspection — A licensed inspector examines the property from top to bottom. If issues are found, we can negotiate repairs, a price reduction, or credits toward closing costs.
- Appraisal — Your lender will order an independent appraisal to confirm the home's value supports the loan amount. If the appraisal comes in low, we will work through your options together.
- Resolve Any Conditions — Your underwriter may request additional documents or ask that certain items be addressed before issuing the CTC. Every condition must be satisfied before your loan can be funded.
Assign Your Closing Team
Once the CTC is issued, your funder is assigned and your closing agent is brought in to coordinate the final transactions between your lender, mortgage broker, and title company. This team works together to make sure every dollar is accounted for and every document is in order.
Protect Your Investment
Before you can close, two more things need to be in place:
- Homeowner's Insurance — Your lender will require proof of insurance before funding the loan. Shop around for the best coverage and rate, and make sure your policy is active on or before closing day.
- Title Search — A title company will search public records to confirm the seller has the legal right to sell the property and that there are no outstanding liens, judgments, or claims against it. Title insurance protects you and your lender from any issues that may surface after closing.
Close and Celebrate
At the closing table, you will review and sign all final documents. If your closing costs are not being funded through the transaction, you will bring a cashier's check or wire the funds in advance — your closing agent will give you the exact amount and instructions ahead of time.
Once everything is signed and the funds are disbursed, the title transfers to your name. The keys are yours.
