First-Time Buyer Tips for Florida

Buying your first home is one of the most exciting things you will ever do. It can also feel overwhelming if you do not know what to expect. I have helped many first-time buyers navigate the Florida market, and I want to share the steps that make the biggest difference.

Step 1: Know Your Budget Before You Start Looking

The biggest mistake first-time buyers make is falling in love with a home before knowing what they can afford. Before you browse a single listing, get a clear picture of your finances:

  • Check your credit score — Most loan programs require a minimum score. FHA loans go as low as 580 with 3.5% down. Conventional loans typically want 620 or higher.
  • Calculate your debt-to-income ratio (DTI) — Lenders look at how much of your monthly income goes toward debt. Most programs want your total DTI below 43–50%.
  • Estimate your down payment — You do not need 20% down. FHA requires as little as 3.5%, and VA loans require nothing down for eligible veterans.

Step 2: Get Pre-Approved (Not Just Pre-Qualified)

Pre-qualification is a quick estimate. Pre-approval is a real commitment from a lender based on verified income, assets, and credit. In Florida's competitive market, sellers take pre-approved buyers much more seriously.

A pre-approval letter also tells you exactly how much you can borrow, so you can shop with confidence.

Step 3: Explore Down Payment Assistance Programs

Many first-time buyers in Florida do not realize how much help is available. I have helped clients access up to $70,000 in down payment assistance through state and local programs. These programs can cover your down payment, closing costs, or both — making homeownership achievable much sooner than you might think.

Programs to explore include:

  • Florida Housing Finance Corporation (Florida Housing) — Offers down payment and closing cost assistance to eligible buyers statewide.
  • Florida Hometown Heroes — Provides assistance to community workforce employees, including teachers, nurses, law enforcement, and first responders.
  • Local city and county programs — Many Florida counties offer their own assistance programs with additional funds.

Ask me about which programs you may qualify for based on your income, location, and occupation.

Step 4: Work With a Local Florida Agent

Florida's real estate market varies dramatically from county to county. An agent who knows the local market can help you:

  • Identify neighborhoods that fit your lifestyle and budget
  • Spot red flags in listings before you make an offer
  • Negotiate effectively in a competitive market
  • Connect you with trusted lenders, inspectors, and attorneys

I represent buyers across Florida and around the globe, and I am committed to making sure you feel informed and confident at every step.

Step 5: Understand the Full Cost of Buying

The purchase price is just one part of the cost. First-time buyers are often surprised by closing costs, which typically run 2–6% of the loan amount in Florida. These include:

  • Lender fees (origination, underwriting)
  • Title insurance and title search
  • Appraisal fee
  • Home inspection fee
  • Prepaid property taxes and homeowner's insurance
  • HOA fees (if applicable)

Knowing these costs upfront helps you budget accurately and avoid surprises at the closing table.

Step 6: Get a Home Inspection — Always

Never skip the home inspection, even on new construction. A licensed inspector will evaluate the roof, foundation, electrical, plumbing, HVAC, and more. In Florida, you should also consider:

  • Wind mitigation inspection — Can reduce your homeowner's insurance premium significantly.
  • Four-point inspection — Required by many insurance companies for older homes.
  • WDO (Wood-Destroying Organism) inspection — Checks for termites and other wood-damaging pests, which are common in Florida's climate.

Step 7: Review Your Contract Carefully

Florida uses a standard FAR/BAR contract (Florida Association of Realtors / Florida Bar). Key dates to understand:

  • Inspection period — Typically 10–15 days. This is your window to inspect the property and negotiate repairs or credits.
  • Financing contingency — Protects you if your loan falls through.
  • Closing date — Usually 30–45 days from contract execution.

I will walk you through every line of the contract so you know exactly what you are agreeing to.

Step 8: Prepare for Closing Day

On closing day, you will sign a stack of documents and officially become a homeowner. Before you arrive:

  • Do a final walkthrough of the property
  • Confirm your wire transfer for closing funds (and verify the wire instructions directly with your title company — wire fraud is real)
  • Bring a valid government-issued photo ID
  • Review your Closing Disclosure, which outlines all final costs
